Relationship with Neighboring Communities

GRI 3-3 Material Topic: Relationship with the Community and Impacts on the Neighborhood | GRI 203-1, 203-2, 413-1, 413-2

A new residential development can bring development to the neighborhood where it will be installed, by valuing neighboring properties and promoting trade and many businesses in the region. In our works, we seek to impact the daily lives of our neighbors as little as possible, but we know that this is not always possible.

We admit that there may be impacts from the construction process, such as noise, smoke, waste, traffic disruption due to cargo handling, etc. Thinking about minimizing the possible unwanted effects of a construction site in a locality, in 2022 we created the Neighbors Committee, an initiative to increase relations with the surrounding communities (click here to learn more).

We carry out daily assessments of the work and audits of Sustainability and Occupational Safety. The process includes analysis of the neighborhood, to maintain cleanliness and organization of the sidewalk/street and to ensure proper storage and disposal of waste and any effluents. Furthermore, we monitor the main social networks to detect and direct possible complaints to the competent areas.

The communication channels are available to talk to us. All demands, whether individual or collective from neighbors, can be registered through the call center (Even Call Center), by phone or email. More complex problems can be directed to the Ombudsman.

In case there is any possibility of damage to the structures of buildings adjacent to the work, experts are hired to carry out technical reports in the surrounding homes. The goal is to protect the work and the neighbors from material damage. Another important community relationship tool is the Ação Vizinho Program, whose goal is to offer a more transparent conversation with the neighborhood (click here to learn more).

With the purpose of verifying the effectiveness of our actions, we carry out PDTO verification and evaluations in sustainability audits, with subsequent disclosure on the Even Sustainable platform, providing transparency to the process. We also implemented a goal in the PDTO linked to the resolution of calls made by representatives of the surrounding community. The goal is to answer over 95% of calls from neighbors on time. On average, our works achieved results in 2022 of 33% and 40% in 2021.

We divide the investments considering the monitoring of important services linked to the infrastructure necessary for the execution of the works and the execution of the legal commitments - Compliance with the Term of Environmental Commitment (TCA), Compliance with the Term of Road Improvements (SMT/CET) and Compliance with the Term of Environmental Quality (DECONT / CETESB). We ensure the compliance with environmental requirements and the best quality of soil, groundwater, tree preservation and investment in local traffic.

Neighbors Committee

Created in 2022, Comitês de Vizinhos aims to promote prior and ongoing relationships with neighbors during each of our works. Formed by leaders from different areas, with around 10 independent members, the Committee meets weekly, with the aim of solving, in a quick and innovative way, problems with an impact on the community, in demands related to waste, occupation of the surroundings and traffic disorders.

It is up to the Committee to discuss simple actions, such as the “Lava Rodas”, a procedure that submits all trucks that take and bring inputs to the work to undergo a wheel wash before leaving the construction site, mitigating the impact of dirt (and dust) on the street, or hubs, such as the alert for damage to nearby homes.

The Committee acts to avoid complaints and recurrences, and, when necessary, makes visits to align expectations with the work teams. In 2022, we had more than 290 calls – down by 22% YoY –, separated into some topics, such as: damage to neighboring properties, damage to cars, complaints about noise and dirt.
